Buying a caravan

Can a static caravan pay for itself?

Sometimes. But the right question is whether the caravan can cover its annual ownership cost under sensible assumptions — not whether one good summer makes the numbers look attractive.

The straight answer

A caravan may cover some or all of its costs through letting, but that depends on its park rules, annual site fees, usable season, price, occupancy and the cost of every booking. Treat the result as a model to pressure-test, not a promise.

Start with the cost of owning it

The purchase price is only part of the decision. A caravan can look affordable at the point of purchase and still be expensive to keep once annual costs are added.

For a holiday-let caravan, the recurring cost base commonly includes site fees, utilities, insurance, maintenance, cleaning, linen, booking-platform or management fees, marketing and any finance payment. Some parks also require particular insurance, safety checks or approved letting arrangements.

  • Annual site fees and any park service charges
  • Utilities, insurance, maintenance and compliance
  • Cleaning, linen and changeover costs per stay
  • Booking-platform, payment or management fees
  • Finance costs if the purchase is not cash

Then model the season, not a perfect year

Holiday-let income is uneven. School holidays and bank-holiday weeks may command a higher price, while shoulder and off-peak periods can be harder to fill or need a lower rate. A park with a seasonal closure has fewer nights to sell than a year-round property.

Personal use matters too. Eight weeks reserved for yourself usually includes some of the most valuable dates unless you deliberately choose quieter periods. Those unavailable nights reduce the revenue available to cover fixed costs.

Break-even is the useful number

Rather than focusing only on a headline annual income, calculate the booking revenue required to cover annual running costs and finance. Divide that figure by a realistic average booking value to see the approximate number of stays required.

If the break-even target needs consistently high occupancy outside peak season, the caravan may be more fragile than the sales brochure suggests. Test a lower-price and lower-bookings case before deciding it stacks up.

Illustrative estimate

A simple annual pressure test

This is not a forecast for any park or caravan. It shows how fixed costs can change the question.

Annual ownership and operating costs
£12,500
Average net booking value after direct booking costs
£780
Approximate bookings needed to cover costs
16

A different site-fee level, financing cost, season length or booking mix can move this materially. Verify the park's letting rules and current charges before relying on any model.
